An agent told me to list with them because they have buyers


FACT:
Would any agent really admit to not having buyers?

If the agent has buyers, great, this is worth 2%-3% max as a "buyers agent," so there is absolutely no need to sign an "exclusive right to sell" full 6% listing contract.

Don't fall for the old "dual agency" trap. Besides, would you really pay someone twice to do one job?
